Step 2: Contract Sales and Mode of Payment

Twelve months payment installment for a plot of land is N4,000,000 (Four Million Naira Only).
20% down payment, instant allocation for construction and the balance payment spread over 11 months.

GOSGRA Estate phase 2 Ibafo, the property of Gosgra Properties and Investment Limited is situated at Ibafo behind Nasfat along Ibadan Exp. way.

The purchaser will give Gosgra Properties & Investment Limited post dated cheque for Six(6) months as a sign of commitment.

The Purchaser can not transfer his/her transaction to another person before the completion of the payment and without the notice of the Vendor.



The purchase shall be given vacant possession of plot of land after 20% payment and survey plan is paid.

The property is sold in its present condition and the purchaser has inspected the same and that this agreement is entered into solely as a result of such inspection and on the basis of the terms hereof and not in reliance on any representation or warranty express or implied made by or on behalf of the vendor.

Step 3: Breach of Contract

Breach of the terms and conditions of the said contract will attract a penalty of which shall be specified within the ambit of the law, the purchaser/\\\\\\\'s shall only be indemnified if he/she gives 60 days notice of purchaser/\\\\\\\'s intention to withdraw; this intention shall be convey to the vendor within the agreed 60 days notice.

Violation of this, agreed terms and conditions shall violate the purchaser/\\\\\\\'s remedy of refund thereby such person or persons shall forfeit his or her part payment which is below N100, 000.00 (Two hundred thousand Naira only).

Refund shall be the only remedy available for any purchaser who has deposited any money or monies above N200,000.00 (Two hundred thousand naira only). Subject to the specified 90 days available for the Vendor to refund and 60 days notice shall be conveyed to the Vendor from the Purchaser.
While the Vendor shall be given the duration of 90 days in notice to the Purchaser, if refund of any monies or money paid to, in any such transaction subject only to this term and conditions.

Note: The refund for land payment shall be paid in 90 days less 20% administrative costs, cost of COT, 10% Agency fee if introduced by any of our independent marketer.

When default is consistent for three months, refund of land payment shall be the only remedy less 20% administrative costs, cost of COT, 10% agency fee if introduced by any of our independent marketers/referrers (refund shall be paid in 90 days).

Please note that non-payment monthly as at when due will be treated as fundamental breach of contract which can result to termination or revocation of contract.
On the other hand, if default is three months and still wished to continue payment it shall be on a new price or current price as the case may be.

Step 4: FAQ

Q. What happens if I can not continue with the payment? Can I get a refund?
A. Yes, but you must have paid up to two hundred thousand naira. Sixty (60) days notice has to be given by the purchaser, another ninety (90) days for refund after which the purchaser will get the refund of total money paid less 20% administrative expenses, cost of COT and 10% Agency fee if introduced by any of our independent marketers. Q. What is the size of the plot
A. 50 ft. X 100 ft or 640 sqm.
Q. What type of Title does Gosgra Properties has on the land?
A. Irrevocable power of Attorney to execute sale, deed of purchase, Letter of Allocation from Ogun State Government.
Q. What do I get after completion of payments for the land?
A. Receipt, letter of allocation, plot layout, Estate covenants.
Q. When will my (plots) be allocated to me?
A. Immediately after the 1st installment of 20% and survey plan N700,000 is paid.
Q. What are the utilities?
A. Security, Electricity, Cleaning and maintenance of the Estate.
Q. Would there be any service charge to be paid?
A. Yes, to be determined by the utilities.
Q. What types of infrastructure will the developer provide?
A. Perimeter fencing, Earth road, Gate house/Security, Electricity, Good Drainage, streetlight, CCTV Camera.
Q. Why?
A. This is so because establishment like this require big car parks and it is against the Estate rule for cars to be parked on the road.
